Business tenants moving in or out

Here’s what you need to do to manage your property’s water and wastewater services when there’s a change of lease.

If you’re a commercial landlord, or property manager, you’ll need to let us know when there’s a change of leaseholder.


When your business tenant moves out

When a tenant moves out, you or your tenant needs to request a special meter reading to ensure that they don't pay for water they’ve not used. There’s a fee to cover this special meter reading, out-of-cycle invoice and account changes.

The account will then be placed in your name until you send us the change of lease form with the name of the new tenant.


When a new tenant moves in

When a new tenant moves into your property, both you and your new tenant must complete the change of lease form.

There are two to pick from. Speak to your tenant about which form suits their needs in terms of billing.

Option one: Your tenant receives the bills in their name and uses them as GST invoices. If they choose to do this, they’ll need to pay by direct debit for the duration of their lease. To do this, complete this change of lease form. A direct debit form will be sent to your tenant automatically.

Option two: Keep the bills in your name, c/o tenant who will receive a copy of the bill each month to pay. To do this, complete this change of lease form.


Change of ownership

When a property changes hands, we create a new account in the new owner’s name. This applies whether there’s a new or an existing tenant. We don’t carry over any information about the previous owner/tenant, billing or payment methods.

If the existing tenant is going to remain after the property is sold, the new owner needs to complete the moving in process as above, including setting up a new direct debit for this account.

Tip: If you don’t advise us of changes, we always revert the account back to the owner.


Property managers

Property managers will need to complete our property manager authorisation form, so we know that you can act on the property owner’s behalf.
