Buying or selling commercial property
Important things to know about your responsibilities, water bills and water use when purchasing a commercial property.
When you buy a business property, we’ll create a new account in your name.
As the new property owner, you’re responsible for managing the bills and for maintaining private water and wastewater pipes.
It’s a good idea to read the customer contract carefully, as this outlines your responsibilities as a property owner.
Managing a tenanted business property
We don’t carry over any information about the previous property owner or their tenant.
This means you’ll need to complete a change of lease form, even if the tenant stays the same.
There are options for how bills and access to the account can be managed.

If you’d like a property manager to be authorised to manage your account for you, your property manager should complete our property manager authorisation form.
Changing a business property’s water and wastewater use
Are you or your tenant planning to use more water than the previous property owner? For example, by turning a dairy into a laundromat?
Then you’ll need to ask permission to change the connection.
This is because we must ensure the existing infrastructure can cope with the increase in water demand. If it’s not possible, you might be unable to alter the building’s purpose, or you may need to help fund improvements to the local water supply infrastructure,

Remember, as detailed in your customer contract, it’s your responsibility to inform us of important changes at your property.
Selling a business property
When you sell a business property, your solicitor will need to arrange a final meter reading for you.
This helps ensure you don’t pay for water you haven’t used. Your solicitor can arrange this through the solicitors’ portal.
